Situated in a vast plot of land, the property has 1.000m2 of constructed area, divided into 5 floors smartly designed. Taking advantage of its elevated position, this property has lovely terraces, that will project you towards the immense sky of Barcelona!

The property has a capacity for 12 guests, accommodated in a spectacular master en-suite, and other 5 guests rooms (3 suites).

Outside, there are 2,500m2 of magnificent gardens, with a waterfall, artificial river, fishpond, chillout area, and many other beautiful spots to rest and take a breath while you are enjoying the sea and mountain views.

Indoors, you will find on the upper level of the property a spacious open-plan living room with large windows and natural light all day, where you can admire the incredible views from every spot!

The living room is decorated with a custom-made one-piece steel table without central legs. A large and colorful sofa in Arabic styles, signed by Roche Bobois, and the 87” television embedded in a wall imitating a bank's safe deposit box bring joy and sophistication to this room.

The 5th floor also contains the kitchen and pantry with stainless steel countertops, an American double fridge, and large windows facing the swimming pool.

On the 4th floor, a massive Master Suite, of 250 m2 is carefully decorated. The integrated living area and bathroom have touches of color and fun! The room has also large windows facing the sea, underwater windows facing the pool, and a lovely terrace with a swing and sofas.

On the 3rd floor, you will find living areas and great amenities, as a meeting room, with a large table and a spacious 130m2 fully-equipped gym with a modern design, full of mirrors and led lights that change colors, motivating you when working out!
The other bedrooms are located on the lower floors and have unique decorations offering privacy and total relaxation.

On zero floor, we have an arcade game room with:

HOUSE RULES
If the clients break any of the following rules, the Owner reserves the right not to allow them to enter the property or
make them vacate the property without any money reimbursement.
SHUTTERS. It is prohibited to place any object or piece of furniture close/right by the windows on the third floor
(bedrooms level) and/or in the master suite on the fourth floor. If there is any object prohibiting the shutters from going
down, they will get broken. In this case, the motor will have to be replaced. The cost of the repairs will be borne by the
Client.
WOODEN FLOORS. It is prohibited to drag pieces of furniture or any other object including but not limited to rubber-
covered, wheeled on the wooden floors. It can damage the colour or surface of the wood. The cost of the repairs will be
borne by the Client. These floors are very slippery, please, take maximum care when the floors are wet.
JOSPER OVEN. The Josper oven cannot be used without a prior approval. This oven shall be used by a qualified person
or a chef. In order to be used, the Client needs to cover the white floors to avoid any damage.
BATHTUB SUITE 4. The antique bathtub in the suite 4 CANNOT be used. It is a decoration piece. A bathtub in the
hammam can be used instead.
HOT WATER DEPOSIT. The Villa has a huge hot water deposit, we remind you that it has a limit.
ELECTRICITY & LIGHTS, The Villa is not a hotel or a mole. It has an established electricity consumption, please we
remaind you to turn of the lighst or things that you are not in or using to prevent a blackout
GARBAGE, guests must throw away the garbage when there are a lot from a dinners, parties or
similar, containers are 800 m from the house at the roundabout.
Housekeeper can carry a normal bag every day but in any case she has to throw heavy garbages or many of them.
SMOKING. Smoking is not permitted in the house. The penalty for breaking this rule will be 1.000 €
PETS. Pets are not allowed. The penalty for breaking this rule will be 500 €
SECURITY CIRCUIT. The house has a video security circuit in the garden connected 24 H/day with the
company PLANA FABREGA (There is not cameras inside the house but the main entrance and the
garage).

PARTIES. Parties are not allowed in the property. The penalty for breaking this rule will be
2.000 € Music restrictions:
- Weekends maximun 00:00 am. Inside the house with all the windows closed, there is not restrictions
- Weekdays 23:00 pm maximun
Non-rental staff, anyone outside the rental is prohibited from entering unless the property is notified and accepted
BEHAVIOUR The User is responsible for the behaviour of him/her and any third party interconnected with the User
in the accommodation and any effects caused by the behaviour. The Spanish law punishes the people for the noise at
night or inappropriate events.In case of non-respectful behaviour, the police can intervene and order the eviction of the
occupants. We insists on the obligation to behave properly and respect rights and tranquility of the neighbours. For any
serious violation hereof, the Owner reserves the right to break the contract between him or her and the User without
any notice and without refunding the rent fully or partially
POOL JUMPING. It is prohibited to jump from the rooftop terrace to the pool. (see clause 13). The pool is around 3
depth on one side. The penalty for breaking this rule will be 2.000 €
FIRE. Use of open fire or fire devices including fireworks or making bonfire in the garden is totally prohibited. The
penalty for breaking this rule will be 5.000 €
WASHING. Any washing or ironing service requested to the Housekeeper is exclusive responsibility of the Client
including but not limited to any damage caused to the washed/ironed pieces.
LAGOON. The river and the lagoon are around 1 m depth and have creatures and weed, it is prohibited to swim
there. The penalty for breaking this rule will be 1.000 €
FURNITURE. a) The office table on the third floor, make up table and sinks of the suite on the fourth floor are made of
Corian. Please, avoid leaving open pens or any other objects that can leave marks on its surface.
b) The living room table shall be used only with the mats.
c) Client shall avoid using street shoes on the carpets.
d) NO furniture pieces can be repositioned at any moment.
WINDOWS. The windows have a child-protection system. In order to open them, you shall turn the handle down
completely and then open or close the window. If the handle looks upwards and you try to open or close the window,
you might force the mechanism and eventually break it.
10. There shall be no more people using the property, its facilities and the pool area than stated in the voucher issued
upon reservation, and at no moment shall this number be more than 13 including children. If there is any change in the
group composition, it shall be communicated to the owner and/or the agent before arrival. If the clients break this
rule, they will not be allowed to enter the property or will have to vacate the property without any money
reimbursement.
11. The consumption of water and electricity shall be reasonable. The AC and heating shall be turned off when the
windows or doors are open. The water/electricity shall not be left on when not used or when there is nobody in the
ISB. Shall the expenses be excessive, the client shall pay the respective figure.
12. Anytime the Owner is not responsible for an accident occurred in or out of the property to client, visitors of the
property called herein ISB or third party somehow involved in. Neither the Owner nor the agency shall be responsible
for any accidents that may happen to the client, any member of this party or any third person on the pool terrace or any
other part of the property. The Client is the only one to bear responsibility for any damages or injuries caused by the
use of the pool or any amenities of the ISB. Special attention shall be paid to the terraces and stairs that have NO glass
but metal ramps. During the term of the contract, the lessee is directly and exclusively liable for any claim arising
from any damage caused to persons and/or things within the premises of the rented property, including but not
limited to those caused by any kind of domestic accident and food poisoning.
13. - Drugs: "The lessee declares that he/she has been informed by the property that the consumption of any type of
toxic and/or narcotic substance is totally prohibited within the premises of the latter, which in the event of non-
compliance will exempt the lessor from any liability for damages and injuries that may be caused, giving full right to
the automatic termination of this contract without having to reimburse any amount of rent even if the expiry date
has not been reached.
14. At no moment the client and anybody staying with him in the property or being in the property are permitted to
throw out any trash or objects, including the cigarette butts, on the street from the balcony/terrace or any other part of
the BEV. The trash shall be thrown away at the dedicated place at the main square of the residential area.
15. The client is aware that there are stringent by-laws in Barcelona controlling domestic noise levels. These by-laws
indicate that from 22 30 till 09 00 reasonable noise levels must be maintained. If your neighbours consider a Client is
making excessive noise, they are in their rights to call the police to control the situation. The Client is responsible for its
behavior and its effects. We recall that Spanish law punishes the noises at night or inappropriate events. In case of
non-respect the police can intervene and order the eviction of the occupants. We also insist on the obligation to behave
properly and respect rights and property of others. For any serious violation, the owner reserves the right to break the
contract without notice, without refunding rent.
16. The inventory of ISB is attached hereto (see Attachment 1). It is not a limiting list but a list of the main objects and
pieces of furniture. This list will be used as a reference for the cases of damages of the objects in ISB.
17. A list of the clients that will be staying the in the ISB shall be attached hereto (see Attachment 2). It shall contain
full names, passport number and dates of birth.
18. This contract is subject to and drawn up under the Law for Urban Lettings (ley de Arrendamientos Urbanos) of
November 24th
, 1994. The presiding Judicial Authority for this law is the Magistrates’ and Civil Courts of Barcelona. All
legal processes relating to this contract are conducted with reference to this entity.

The total rent include:

This fee includes:
- Reasonable expenses (consumption of water, internet and electricity)
- Final cleaning (upon the client’s departure) (doesn't included any party cleaning)
- General housekeeping, from 09:00 am till 15:00 pm. Monday to Saturday
- a set of bed linen and towels per week. Extra bed or towels set 50 € per each one
- Outdoors cleaning on Monday.
- Pond filtration twice a week in summer and every week in winter.
- Weekly pool maintenance in summer and every two weeks pool maintenance in winter.
- The garden maintenance every Monday. Gardener will come on Monday morning
The house staff will enter the house through the separate entrance ONLY.

Villa is located just 14 km. north from Barcelona´s center, Plaza Catalunya, in the Badalona Area.

The last bus stop is 800 m from the house. Remember we are up to the mountain, that’s why we have an amazing views.
