HOUSE RULES

Sorry, but NO PETS and NO SMOKING are permitted in or around the property. To ensure the overall quality and appearance of the property and the welfare of guests, especially with allergies, these policies are strictly enforced.

Please note, if the management or the owner detects the odor or evidence of smoking inside the house, a minimum of one day’s rental will be charged and any damages related from smoking will deducted from the security deposit. Please smoke outside on the terraces / balconies and use the ashtrays provided. Thank you.

If the management company or the owner detects the odor or evidence of a pet(s) inside the house, your will be promptly asked to leave and no refunds will be issued. If the management company or the owner detects the odor or evidence of a pet(s) inside the house after your departure a minimum of one day’s rental will be charged and any damages caused by the pet will be deducted from the security deposit. Thank you. Service pets must be registered prior to arrival along with required paperwork.

Please be a courteous neighbor. No noxious, noisy, illegal or immoral activities permitted.

We strongly recommend that young children be supervised at all times.

The property may not be used except for the purpose of a vacation property. No parties or large events may be held on the property not unless previously agreed to be owner.

Any missing items, damage, stolen property, excessive cleaning, excessive electricity, phone charges, pay per view or satellite orders, or if the house is not left in the basic same as condition expenses will be deducted from the security deposit.

The owner or the owner’s agent will provide one set of keys, which must be returned on departure or a replacement fee of $100 per set will be charged.

This property is privately owned and we welcome you, however, owner(s) reserves the right to refuse service to anyone. If guests arrive with more people in their party than the house allows (MAXIMUM 8 OCCUPANTS), no one will be permitted to enter the house and no refund will be issued. Unauthorized overnight guests found on property after arrival will be cause for immediate grounds of eviction of the whole party and charges for additional rents for those guests will apply. No refunds will be issued.

You must 25 years of age and older to rent the property.

It is the renter’s responsibility as the occupant to accept financial burden for any damages to Villa Maji caused by them or any member of their party. By renting / staying at Villa Maji the renter agrees to pay the owner in the event any damages are caused by their party or themselves during their stay. The renter agrees to pay replacement value for any items that are broken or lost during their stay. If any expenses exceed the amount of the security deposit ($2500) then the renter is accountable for the difference. Such damages will be reported in writing to the renter by the owners.

Housekeeping will provide clean towels, sheets, linens, sanitize bathrooms, clean the kitchen, etc., prior to your arrival.

Please take all reasonable and proper care of the property and dishes, utensils, appliances, furniture, paintings, pictures, fittings and effects and leave them in or the same clean condition at the end of the rental period as you found them at the commencement.

By renting the property, Villa Maji, the renter / guest hereby identifies and hold harmless the owner(s) and the agents of the property against any claim for injury, death, damage, or harm that may result during and related to the rental. Owner(s) shall not be liable for injury to any person, or for the loss of, or damage to any property of the renter, from any cause whatsoever occurring in or around the property. Renter agrees to defend the owner(s) against any and all claims or charges (including attorney’s fees) arising from or related to renters use of property.

Renter fully understand that their lease or rental agreement may be terminated at any time if renter makes any false, misleading or incomplete statement(s). Renter furthermore certifies and affirm that renter and renter's entire party will abide by the 'House Rules' herein noted. That the breaking of or ignoring of any rule noted herein, by any member of renter & their party constitutes breach of contract and therefore terminates all rights of usage. In such a case renter agrees to leave the premises immediately upon request and NO refunds will be afforded.

No refunds will be given for storms, acts of God, war, flight cancellations, road blockages, closures and weather! We strongly advise you purchase trip / travel insurance.

Renter / Guest acknowledges and understands that they are responsible for each and every guest or guardian during their rental dates and is solely responsible for any property damage, accident, injury or loss sustained to any person while in residence.
Owners, Louisa & Daniel Bir, and our Agents accept no legal or financial responsibility. Guests and guardians assume all risk of injury or other loss resulting from a recreational activity and will hold Owner/Agent harmless hereto. Guest hereby agrees to indemnify and hold Louisa and Daniel Bir, employees, and officers harmless from any claim, including those of third parties, arising out of or in any way a result of the guests use of the premises or items therein.

Louisa and Daniel Bir cannot be held responsible for : The failing of any other company due to said company’s error or service interruption {i.e. electricity, water, gas, cable, wireless provider, wifi, etc.} and acts of neighbors such as: construction, road repair and maintenance or act of god (weather) and or war. However, Owners/Agent agree to do all that is humanly possible to remedy any issue as quickly as possible. Communication is key. Please contact us with ANY issues.

NO REFUNDS OR ADJUSTMENTS OF RENTAL FEES WILL BE MADE FOR ANY OF THE ABOVE CONDITIONS.

No refunds or fee adjustments will be made due to a defect in the Property’s condition unless Responsible Party makes Owner(s) aware of the problem immediately upon discovery and the Owner/Agent, or their designated Representative(s) are unable to remediate the matter within a reasonable amount of time (hours of business, etc.) All repairs involving the Rental Property and its contents must be authorized and initiated by the Owners.

Agent/Owners reserve the right to enter property at any time to investigate disturbances, check occupancy, check damages, make repairs, alterations and improvements.
